Calthorpe House, Edgbaston

Calthorpe House, in Birmingham, is one of four key developments undertaken by Calthorpe Estates in recent years.

The development is situated at a prime location with easy access, excellent car parking and an extensive range of local amenities; it is being built to the highest specification and has been designed with the environment and energy efficiency in mind.

During the pre-tender and tendering stages the design team took great care to involve and engage the potential contractors and to regulate interviews, workshops were held to discuss the scheme. This was an opportunity for Ridge to resolve contract and warranty issues as well Value Engineer further as the design was developed.

Calthorpe House is development with a Grade A specification including: Large open floor plates of up to 2,062m²; 269 secure basement car parking spaces; Car parking ratio of 1:36m²; Fully raised 150mm access floors; LG7 compliant lighting; Four pipe fan coil air conditioning system; Generous ceiling heights of 2.85m and double-height reception atrium; Four 13-person passenger lifts; Communal and disabled WC and shower facilities; Designed in conjunction with the latest DDA regulations; Extensive security - CCTV coverage to external common areas.

Calthorpe House has already achieved a BREEAM 'Excellent' Rating, reflecting the emphasis on build quality, energy performance and environmental impact. In terms of energy efficiency alone, the development outperforms the current statutory requirements for carbon emissions by 27% and provides energy saving measures which include high levels of thermal insulation and solar control glass.
