Hartwell House, Bristol

Hartwell House is a five-storey office block on a prominent corner site in central Bristol. Ridge has been involved with the Client for a number of years and in the re-development of this site since the late 1990’s. The site was previously a car dealership, and Ridge was involved in its refurbishment 1998.

At the outset in 1996 the design for the building was very important; the Architects were keen to establish a Landmark building in the Key location in the continuing regeneration of Bristol.

A number of options were considered and a two-day Value Engineering Workshop was undertaken to ensure value for money was at the forefront of the project.

The final design captured the desire to maximise the potential of the site whilst producing and impressive and imposing long term investment for our Client.

At ground floor level, the building features a central reception area, offices and parking. A further four storeys accommodate open plan offices with three main cores to provide flexibility of layout. The elevations feature mainly curtain walling with Portland Stone detailing.

Construction phase started with the Demolition of the car dealership. This was followed by eight weeks of archaeological investigations which uncovered medieval walls and Roman remains. The main construction then progressed with the piling, groundworks and steel frame.

During the main construction phase tenants were found for the majority of the office space and Ridge negotiated the Main Contractor for the introduction of circa £2M fit-out works of the office space.
