Time Square Refurbishment

Time Square is a 5-storey 1970’s building, housing Council offices in the centre of Bracknell. The project comprised the replacement of the roof coverings and refurbishment of M&E installations to bring the building up to date.

Works required the replacement of the roof coverings. Upon receipt of the tenders, Ridge carried out value engineering to bring down the proposed costs to fit within the Clients budget.

The water storage tanks on the roof were also replaced and, as the building is multi-storey, cranes were employed and this required road closures, this requiring careful planning and coordination with the Client and local Authority.

To satisfy the Client’s requirement to reduce energy running costs, Ridge extensively investigated the most effective air conditioning plant available which included heat recovery and provision for possible future combined heat and power plant.

Replacement of electrical services consisted of LV cable upgrade from the substation, distribution boards, small power and containment, earthing and bonding installation, fire detection and alarms installation and upgrading the lightning protection system.

Ridge designed and procured the installation of voltage optimisation equipment which allows the plant to run more efficiently and reduces the electrical running costs.
