Holiday Inn,
Winnersh Triangle, Reading

The scheme comprises the design and build of a 174-bed 4* hotel for the Holiday Inn brand. The leisure facilities include a pool, steam room and sauna.

As part of a brown field development on an established business park, the site is part of a £40million development by SEGRO (Slough Estates) which along with the hotel also comprises as office and basement car parking accommodation.

As part of the development agreement between our Client and SEGRO, SEGRO’s contractor formed the basement car park, podium and Level One using reinforced concrete in-situ construction, including all sub-structure and drainage works. These Works were handed over in April 2009 to the Tenant’s Contractor.

The 62 week construction programme benefitted from pre-cast concrete wall and floor members and pre-fabricated bathroom pods. The contract was a “turn-key” type which enabled the hotel to be fully operational the day after practical completion – June 2010. The specification was largely governed by the exacting Holiday Inn brand standard requirements including onerous acoustic requirements.

The site presented significant logistical challenges, particularly at the start with three contractors simultaneously working in close proximity to complete the hotel Works, s.278 Works and the remaining office and car parking and office development.
