Hope Street Hotel, LiverpoolThe existing premises for Hope Street Hotel comes with its own unique pedigree of style and charm, having been built around 1860 in the style of a Venetian palazzo and renovated in 2003 into 48 simple, natural, contemporary and comfortable hotel rooms and a restaurant. The privately owned and independently run Boutique Hotel provides an emphasis on friendliness, good food and thoughtful service and is located on one of the most exciting streets in Liverpool, in between either of the city's iconic Cathedrals, down the road from the Everyman Theatre and Victoria Gallery, and across the road from the Philharmonic pub and Philharmonic Hall. The neighbouring building, a former police headquarters, provides the core of a £4million extension to the hotel. The project adds 38 bedrooms, new reception and guest areas and rooftop conference facilities, almost doubling the accommodation. The extension is a partial refurbishment of the existing three-storey concrete framed building, with a steel and timber framed structure adding four more floors. The elevations are principally frameless glazing with a limestone clad frame, fronted by a free standing obelisk to bring in a sense of visual harmony with the historic surroundings. A Client with very exacting standards for both quality and cost has meant that the design team have had to focus and hone in on the Client’s very specific requirements, ensuring that the unique style of Hope Street Hotel is set out in the design, and yet capable of being built at an acceptable budget level. The Ridge brief included ensuring that the design was being delivered within the Client’s budget, at the same time as the design has to offer the highest levels of quality and ensuring these key criteria be implemented within a reasonable timescale to allow the business to continue to grow. Ridge and the design team went through a complicated design process, evolving a design with the client each step of the way to his exacting standards. Developing bespoke contracting methods to provide the client with a mechanism for his continued involvement in the Contractors development of the design, along with contractor incentivised target cost mechanisms |
