Annington HomesAnnington became one of the largest private owners of residential property in the UK following the purchase of 57,434 homes from the Ministry of Defence in 1996. The majority of these houses were subsequently leased back to the MoD for continued use as service family accommodation. Each year homes that are no longer needed by the MoD are handed back to Annington for private sale. Ridge was originally commissioned by Annington to produce priced Schedules of Dilapidations for a total of 1,250 properties from their residential portfolio Ridge was also required to provide specialist knowledge to develop the agreed Schedule of Rates for use with Annington’s term contractors who undertook works to bring the properties into repair The original commission has since been extended. Each year Ridge handles the dilapidations claims for the surplus homes handed back to the Client for private sale. The properties are located throughout England and Wales and inspections can be required anywhere from Northumberland to Cornwall. The commission involves carrying-out detailed inspections of each property. We collect and process the data electronically on handheld computers; the data is then checked and priced to produce dilapidation claims for each property. Ridge also appoints and manages mechanical and electrical contractors to carry-out detailed inspections of the services installations. Where required, our Building Services Engineers also provide specialist technical advice. Properties are often in very poor condition and sometimes with significant structural defects. Ridge provides Structural Engineering advice and design solutions to remedy defects. |
