Homes for Haringey

The London Borough of Haringey has a legacy of properties that have been subject to a lack of investment.

Haringey Council set up ‘Homes for Haringey’, as an ALMO, to manage over 21,000 council and leasehold homes. Owned and monitored by the Council, the ALMO has access to Decent Homes funding from Central Government.

For the purposes of ‘Decent Homes’, the Borough was split into four areas; Ridge was selected for the Compliance Team role for the Hornsey area.

Over the proposed six year refurbishment programme, the intention is to carry out Works on approximately 2,800 properties in the Hornsey area. The properties range from pre and post-war blocks to period conversions.

Following a small pilot scheme, six Works packages were developed for the first year of the programme, which covered 250 units.

The first year programme included some priority repair schemes identified by the Client, to address backlog repair issues.

Every individual dwelling is assessed in terms of condition and what is required to bring them up to Homes for Haringey Decency Standards. The range of refurbishment is varied - whilst some residences have new kitchens, others may be fitted with integrated digital television reception systems and/or be re-roofed.

The programme is challenged by the fact that occupation of the dwellings is continual whilst the Works are carried out.

As the programme moves forward, Ridge is working with the contract partners to achieve best value.
