Notting Hill Housing Association
Notting Hill Housing Association is one of the UK's largest providers of affordable housing and employs approximately 750 staff. They manage 19,000 homes and house nearly 50,000 people across London and the surrounding areas.
In 2007, the Client wanted to review its consultants’ frameworks to reflect its strategic partnering objectives. Following a rigorous Ojeu process, Ridge was appointed on a 5-year framework for all planned maintenance works in the Kensington and Chelsea area and home support works across all areas.
- Decent Homes Works, Kensington & Chelsea: Ridge managed NHHT’s kitchen and bathroom replacement contract for approximately 80 dwellings per Phase.
- Cyclical Re-Decorations Housing, Notting Hill: Ridge managed cyclical repair and redecoration of the Trust’s private rented housing stock which ranged from Listed Victorian Mansion blocks to modern apartment building, with our first scheme covering 573 units in 151 blocks.
- Cyclical Re-Decoration Programme – Sheltered Schemes: Ridge was appointed to specify and manage cyclical repair and redecoration of 25 sheltered housing schemes throughout the West London area.
- Damp and Structural Works , Kensington and Chelsea: NNHT own a number of Listed town house properties which present challenges such as dampness to basements and timber decay to floor structures. Ridge was commissioned to design and project-manage repair works to these properties, this involved the use of modern specialist damp-proofing technologies as well as traditional conservation techniques.
- Home Support Properties: Due to our experience and expertise in dealing with vulnerable tenants, Ridge was appointed to design and manage a number of sensitive works to elderly persons’ accommodation. This involved kitchen and bathroom replacement, communal redecoration and roofing work.
- Specialist surveys: including access audits to comply with the Disability Discrimination Act; Party Wall Surveyors; Options appraisals for Sheltered Housing; Feasibility studies for a range of estate-based environmental improvements; Condition Surveys/ Defect Analysis; Inspection and reports on defects within new-build schemes.
