The Nova Building, Bournemouth

The site, a former C&A Store in the centre of Bournemouth, was acquired by the Client predominately for residential development.

The site presented unique logistical challenges due to the constraints of existing properties adjacent to all boundaries, its multi-level nature and restrictions imposed on the access points. 

The development comprised 82 apartments, 15 of which are “affordable”, together with retail units at ground floor level and open plan office accommodation above. In addition, live-work units were provided as well as a multi-storey car park. 

Two cranes were employed on site to facilitate the construction of the 9-storey reinforced concrete frame comprising the majority of the site. This lead to some 15 crane over-sail licences being required in addition to some 20 party-wall awards.

Ancillary blocks comprised a mixture of timber frame and traditional construction.

Off-site Section 278 works were negotiated by Ridge with the main contractor. There were several third party agreements in place with necessitated additional liaison. 

Following tender action, an extensive value engineering exercise was undertaken with the preferred contractor which realised a significant saving.
