Flagship office building, BerkshireThe Client, one of the world’s largest pharmaceutical companies, identified a need to bring together staff from a number of their offices located to the area and also had a requirement for significant future headcount expansion. Set in a unique location within the Bracknell Forest area, the site was deemed to provide the solution to the Client’s needs. Ridge was appointed at an early stage in the process for the construction of a 110,000ft² three-storey office building. The developers had an option on the site and provided a scheme and development team to provide the building. Ridge’ initial brief was to act as part of the client team in negotiation of a development agreement and base build specification. Rather than rent the offices the Client decided that they should be purchased. Ridge was pivotal in arranging a two stage purchase arrangement for the land and the building. Ridge further went on to ensure that the base build provided the necessary accommodation to an appropriate standard and co-ordinated a team of inspecting consultants to that end. As part of change management, a system of client variation requests was set up to ensure cost certainty prior to instructions being given. Ridge carried out valuation of works, budgeted and negotiated variation costs and carried out a contract administration function on behalf of the Client. |
