Paul Janssen Discovery Research Centre, Belgium

Our Client wished to construct a world-class discovery research facility on its research site in Beerse, Belgium. Ridge had been involved in the early concepts of the scheme, which had not received initial funding. Our Client continued to look at alternative solutions and eventually were granted $60 million by the US to proceed with the new 17,500m² Paul Janssen Research Centre.

Our Client was extremely nervous as to the commercial feasibility of the design that had been produced. As a first step, Ridge was requested to undertake a thorough validation exercise on the budgets produced by the Architect / Engineers Van Lloy Group.

Ridge sent its experienced pharmaceutical team to investigate every aspect of the AE’s budget; identifying considerable cost risk, and putting in place a comprehensive Budget Reference Document from which the costs could be controlled.

Following this successful exercise, Ridge was commissioned to provide cost control and project management assistance throughout the procurement, construction and close out of the project. This entailed:

  • Developing a cost control process for the early identification of change, budgeting and control of change.
  • Developing tools for the identification and mitigating of Cost Risk.
  • Production of monthly reports showing extent of cost risk in the project and forecasts of final expenditure.
  • The establishment of bi-monthly reviews of performance by the contractors and subsequent reports on Quality of build, Health and Safety, and Commercial approach
  • Assistance in the development of the Move-In Strategy and budget setting for the fit out.

The scheme was hailed by the Client as a tremendous success and the project was entered for World Laboratory of The Year.
