Production Unit Roof Replacement

The client has a large manufacturing and research site which it has occupied for more than 50 years. One of the many production areas comprised a “north light” range of single storey units of considerable age which were used for the primary preparation of very high value drug compositions. The buildings had previously had the original slate and glazed roofs removed and both faces of each bay were finished in a now elderly profiled metal cladding system.

Within the roof structure remained the original painted soffit boarding, trapped behind which was a highly inflammable insulation material. The sites insurers had insisted that these potential fire hazards were removed.

A fully weatherpoof temporary roof structure covering a defined phase of the roof area was designed and constructed as no significant interruption to production could be permitted. This was mounted on a scaffolding supported rail system allowing the structure to be moved along the building roof as the agreed sections of work were carried out in phases.

The existing roof covering was removed and disposed of, the roof boarding and insulating material were removed and replaced with new components.

The opportunity was taken to strengthen elements of the old steel roof trusses and to finish the structure in intumescent paint. In addition: ductwork and exhaust flues had to be removed and replaced with new, services had to be diverted, the lightening protection, fire detection and sprinkler systems removed and replaced with new components.

The project was completed with no interruption to production other than for pre-planned service shutdowns for connections etc.
