Marks and SpencerThe Ridge M&E QS Team have worked with Marks and Spencer on their store modernisation programme. The brief was to achieve target savings via the competitive tendering of Mechanical, Electrical and Sprinkler services whilst allowing contractors to be brought on board early to pre plan and carry out full design across a programme consisting of over 50 stores. It was agreed to utilise a two stage procurement process with Ridge producing a detailed and innovative Stage 1 pricing document for each project based on known store details and a generic scope of works. The tender documents for each project were constructed in such a way to deliver full transparency of material, labour, mark ups and preliminary costs, these were then linked into volume discounts for multiple project awards. Tenders were sent out to a preferred supply chain, analysed and then project specific reductions were negotiated to achieve a level of cost standardisation across the programme, contractors were then allocated work based on cost, previous performance and capacity. This process was replicated with specialist services sub contractors (e.g. Fire alarms, security, data and controls). Once the services contractors had been allocated Ridge worked with the Project Quantity Surveyors providing ongoing support and assistance during the stage 2 negotiation process using the entire programme as a powerful tool to control costs at individual project level. Significant cost improvement was achieved against cost plan using this process and as a direct result of this success Ridge has been re-commissioned by Marks and Spencer to look at the commercial improvement of services across all work streams. |
