Ridge provides development monitoring services. This includes appraisal of the development specification and independent monitoring of the design construction and costs in order to ensure our client's requirements are achieved throughout a development.
In these cases Ridge can advise on issues such as:
Due diligence including appraisal of the site, assessing developers reports on issues such as ground conditions, advising on environmental impact and contamination issues.
Developers specifications including commenting on design performance, budget, programming, BREEAM rating and other specific client requirements.
Legal documentation including warranties, product guarantees, insurances, bonds, penalties and appointments.
Statutory requirements including Planning Approvals, Party Wall legislation and Building Control Approvals to ensure the developer correctly discharges statutory approvals.
Construction issues including quality control, change orders, handovers, snagging, obtaining record drawings and O&M's.
Post completion issues including defect inspections, maintenance contracts and licenses for fit out works.
