Building surveying -
Due diligence

Ridge have provided due diligence and survey advice on many properties.

Summary of our role:

  • To examine the suitability of the building for occupational requirements in terms of design, layout, flexibility and facilities
  • To provide advice on the structure of the property and the quality of design, construction, workmanship, materials and other building components
  • To ascertain using best endeavours and non disruptive inspections that the building's structure and fabric, and the building's mechanical, electrical and all services systems and plant meet statutory requirements
  • To provide advice and assistance to solicitors on technical matters arising from the legal documentation for the building acquisition
  • To assist the procurement of suitable warranties from the consultants and contractors responsible for the design and construction of the development and full as-built drawings and specifications together with operating and maintenance manuals from the landlord
  • To arrange specialist input and advice from other consultants to undertake the survey, but to give an overview and interpretation of this advice

The survey report shall typically provide:

  • If the subject property is leasehold, a review of the repair and service charge obligations within the lease
  • A full description of the building, its construction and materials.
  • Advice on the adequacy of the structure (including floor loading), design, materials and workmanship
  • General advice on the adherence of the building to current regulations: health & safety, disabled access, general building regulations; occupancy restrictions; fire regulations, etc.
  • A schedule providing full details of any defects found
  • Advice and comments on any other matters which the consultant considers relevant
  • Existing internal fitout - Comment on the existing condition and dilapidation's liability; does it adhere to current building regulations?

Additional services can include:

  • A full schedule of condition
  • Advice on the costs in use/maintenance costs for the building with any unusual or additional costs identified and quantified
  • A building cost reinstatement estimate for insurance purposes
