Property advisors

To provide Clients with their required level of Property Department resource Ridge Chartered Building Surveyors have been on secondment to major Pub Companies to act as Regional Property Managers, dealing with all aspects of licensed premises property management across an allocated regional estate, with an asset value of up to £200 million.

Property management

  • Capital and revenue expenditure, budgeting, appraisal and implementation
  • Acquisition, disposal and dilapidation issues

  • Feasibility studies
  • Implementation of a wide range of smoking solutions to comply with the Health Act 2006 (Smoke-free Premises)
  • Manage and promote partnering across the estate
  • Contractor and supplier performance monitoring
  • Statutory requirements, including environmental health matters, Planning and Building Regulations approvals
  • Party wall matters
  • Cyclical maintenance surveys, including general property reviews with individual Licensees

Drawing database preparation and management

Ridge assembled teams of Surveyors to visit in excess of 4,000 pubs across the country and prepare plans to comply with the Licensing Reform Act 2003. Once this legislation was in place we established an on-going involvement with maintaining the drawing databases created by this operation.

Specialist Mechanical and Electrical services design

Our M & E Engineers have been involved with a wide range of licensed premises across the country, designing, implementing and monitoring services installations to improve environmental conditions internally whilst also substantially reducing energy consumption and carbon emissions.
