Junction 3 – Joint Venture Development, Bristol
Junction 3 is an award-winning mixed-use development in Easton, Bristol. It comprises a striking new creative learning resource centre, including a library on behalf of Bristol City Council, and a series of residential flats and town houses for Knightstone Housing Association (KHA). The scheme also delivered a number of workspace units at ground-floor level, for lease to local businesses.
Bristol City Council appointed Ridge to the project, which was delivered by Leadbitter Construction, the development partner for KHA. We started by appraising a number of development options for the site, including providing cost planning up to the submission of the planning application. In addition, the planning authority required unanimous local support for the project and Ridge did extensive work with Easton’s multi-cultural community to gain their full backing for the scheme.
Our expert team then worked closely with Leadbitter in developing the total target project cost and prices for sub-contract tenders. We also advised the council on cost, quality and programme. Meanwhile, the scheme design evolved significantly and Ridge proactively managed the target cost accordingly, assisting KHA to achieve successful applications for funding, both from its lenders and from the Housing Corporation.
The resulting development provides a bright and welcoming new home for the local library, which includes a learning centre and internet cafe, meeting rooms, a crèche and facilities for the Single Parent Action Network. The 0.7 acre site works well, being very close the city centre and well serviced by road and public transport as well as a cycle route. The mixed-use scheme is surrounded by housing and close to a health centre, primary school, a youth centre and Greek Orthodox Church.
In 2013, Junction 3 won ‘Best Mixed-Use Development’ in the What House Awards and ‘Residential Development of the Year’ in the South West Insider Property Awards.
