The initial unit of the development, a 10,000 sq ft steel-framed building with brick and block cavity walls, was built with a particularly high specification of decorative finishes to kick-start marketing the business park of a possible ten further units. Two lifts were installed and the open-plan office and toilet blocks were fitted-out.
The required infrastructure works involved the construction of roads and footpaths to service the potential other units. Planning for this transpired to be a lengthy process whilst agreement was reached with the local housing authority over road improvement issues complying with a 106 Agreement - achieved by widening the access road and creating a right turn with road markings. Prior to works, the site had to be cleared of car parking, trees and fuel tanks; it was necessary to decommission a number of existing services and the local electricity supplier was required to move a sub-station before reconnecting the power.
