St Lucia Lodge

St Lucia Lodge is a conversion of a former Officers Mess building which was constructed in 1937. The conversion produced 18 flats (mainly two bedroom) for Kingfisher Housing Association. Ridge carried out full design for the work.

The building stood empty for 5 years prior to KHA purchasing it but it came with full planning approval. Ridge also carried out a survey of the property prior to KHA purchasing it and advised on revised layouts and budget costs for the works to enable the Client to consider their bid figure.

A major issue addressed was the requirement for all new mains services to be brought in 200m from the main road (existing services were from MOD supplies). Kingfisher also owned the adjacent barrack/stores site which it proposed to build 77 houses with Laing Homes. Ridge acted as Employers Agent for the affordable units for Kingfisher and also advised Kingfisher in the sale of part of the land to Laing Homes.
