Wycombe Marsh

Wycombe Marsh is an out of town Retail Park and residential development; Phase 1A was the residential element for the mixed-used regeneration site. The brown field site was formerly that of an old mill, a tannery and sewage treatment works. The mill and tannery were demolished and the sewage works had to be closed and relocated. The new development provides 620 dwellings (in four blocks); a modern office park; a retail park, a stand-alone restaurant; a community building and open recreational space.

The residential building foot prints maximised the available site areas and which placed a number of constraints on how the buildings were constructed. Ridge met this challenge with careful planning and close liaison with the appointed contractor and adjoining neighbours to overcome the buildability issues.

There were a number of water courses running through the site which required rerouting, Environmental Impact Assessments, and individual ecology reviews. The land also needed some remediation works and ground modelling.

Access to the site was limited requiring off-site road improvement and a new site access - entailing the diversion of major services and new distributor road serving both the retail and residential elements of the site. Two new bridge structures were built and the urban drainage was carefully considered, with regards to sustainability.
